摘要
近年来,头部房地产企业正在完成由建筑业向金融业的转型,由营造驱动转变为金融驱动,金融的关键在于风控,而对于房地产,风控的核心又在于精准评估土地价值。文章试结合此行业背景,探讨大数据助力房地产评估土地价值的必要性,旨在分析在大数据时代下,如何利用数据进行城市选择、地块分析、市场洞察,从而改善房地产土地价值评估的分析方法,降低投资风险。
In recent years,the head real estate enterprises are completing the transition from the construction industry to the financial industry,their driving force changes into finance.The key of financial industry lies with the risk control.For real estate,the core of risk control lies in the accurate assessment of land value.This paper tries to discuss the necessity of using big data to help real estate to evaluate land value in this industry background.It aims to analyze how to make use of data for urban selection,plot analysis and market insight in the era of big data so as to improve the analysis method of land value assessment of real estate and reduce investment risk.
