摘要
结合青岛市自身特点,建立青岛市住宅微观影响因素特征价格模型,利用逐步回归方法,逐步筛选出对青岛市住宅价格具有显著性影响的微观因素。研究结果认为,微观影响因素有楼盘建筑面积、容积率、绿化率、是否是海景房、是否有地铁线、所处的商圈等。微观影响因素对青岛市住宅价格影响显著,青岛市住宅价格总体平稳上升,不同区位住宅价格因海洋因素、所处商业圈的不同而有较大差别。在市南区、崂山区,高档房居多,房价较高,但波动趋于平稳,在城阳区、市北区、黄岛开发区,置信产业、中低档房居多,房价比较平稳。建议青岛市在金融监管、土地供给、廉租房建设等方面采取措施,根据居民消费水平和需求,合理确定住宅价格。
Combined with the characteristics of Qingdao city,this study establishes the characteristic price model of residential micro-influencing factors of Qingdao city.By using the stepwise regression method,we gradually screen out the micro-influencing factors that have a significant impact on residential prices in Qingdao.The result shows that the microinfluencing factors include real estate construction area,floor area ratio,greening rate,whether it is a sea view room,whether there is a subway line,whether it is in the business district and so on.The micro-influencing factors have a significant impact on the housing prices in Qingdao.Housing prices in Qingdao have risen steadily.There are great differences in housing prices in different locations due to the differences in the maritime factors and the business circles.In Shinan district,Laoshan district,high-grade housing is in the majority,and the price is higher,but the price volatility tends to be stable,and in Chengyang district,North city,Huangdao development zone,the confidence industry,middle and low-grade housing is the majority,the prices is relatively table.It is suggested that Qingdao should take measures in financial supervision,land supply and the construction of low-rent housing,and determine the price of housing based on the level and demand of residents’consumption.
