成都市民宿空间分布特征及影响因素研究

A Study of the Spatial Distribution Character and Influential Factor of Homestay in Chengdu

民宿作为住宿的一种新产品、新型业态,在休闲旅游发展过程中具有重要意义。运用GIS空间分析以及回归分析等方法,对成都市民宿的空间分布特征及其影响因素进行深入研究。研究表明:成都市民宿具有明显的向心性,圈层特征明显。58.915%的民宿分布于距中心5 km范围内,75.452%的民宿分布于距中心10 km范围内。成都市民宿的空间分布类型为凝聚型,在空间上呈"小分散、大集聚"的布局模式。不同类型民宿空间分异特征明显,城镇民宿多倾向于区位条件好、商业较为发达、文化底蕴深厚的地区集聚,乡村民宿则倾向于旅游资源禀赋较好的地区集聚。成都市民宿空间分布是商业发展水平、交通可达性等因素共同影响的结果,其中商业发展水平是民宿发展与空间布局的关键因素,交通可达性是重要影响因素。本研究可为闲置房屋资源的开发利用以及民宿的空间布局提供科学依据。

As a new product and new format,homestay is of great significance in the development of leisure tourism.The spatial distribution character and influential factor of homestay in Chengdu are investigated by IS spatial analysis method and regression analysis method.The study shows that the homestay in Chengdu has an obvious circle character and centrality.58.915%of the homestay are distributed in the 5 km range from the city center while 75.452%in the 10 km range.The spatial distribution of homestay is of condensation type and presents a layout pattern of“small scattered,large agglomeration”.Different type of homestay shows an obvious variation in spatial distribution character.The homestay in cities and towns are mostly gathered in the region of good geographical location,developed commerce and rich cultural deposits while the homestay in rural area are mostly scattered in the region of better tourism resources endowment.The spatial distribution of homestay in Chengdu is the mutual influential result of many factors including commerce development level,traffic accessibility and so on.Among those factors,commerce development level is the key factor of the development and spatial layout of homestay while traffic accessibility is the important influential factor.This paper could provide a scientific basis for the development,utilization of idle housing resources and spatial distribution pattern of homestay.
