摘要
改革开放40多年来,我国的经济发展取得了显著的成绩,其中城市化的发展非常迅猛,在这一背景之下,房地产开发商要想获得最高的经济利润,就必须要控制好房地产开发的成本,将成本控制在合理的范围之内,是技术上所面临的一大问题。而综合分析我国当前的经济发展态势来看,在沿海的一线城市,经济发展迅猛,其技术水平和开发成本控制是非常好的,而在我国的二三线城市,由于房地产开发技术水平相对较落后,因此开展房地产成本控制对于现实工作具有较好的指导意义,本文针对二三线城市在房地产开发建设过程当中,成本管控技术进行分析和探讨,其目的是房地产开发能够顺应市场发展的需求,提高成本开发的控制手段,争取更大的利润空间,保证其建筑项目的顺利实施和开展。
In the past 40 years of reform and opening up,China's economic development has achieved remarkable results.Among them,the development of urbanization is rapid.Under this background,the real estate developers must control the cost of real estate within a reasonable range in order to obtain the highest economic profits.From the comprehensive analysis of China's current economic development situation,in the first-tier cities along the coast,the economic development is rapid,its technical level and the development cost control is very good,but in China's second and third-tier cities,because real estate development technology is relatively backward,to carry out real estate cost control has a good guiding significance for real work.This article analyzes and discusses the cost control technology in the real estate development and construction process of the second and third-tier cities.Its purpose is that real estate development can adapt to the needs of market development,increase costs control measures,strive for greater profit margins and ensure the smooth implementation and development of its construction projects.
