摘要
随着业主需求量的不断扩大,融资问题成为了关乎物业服务企业未来发展的重要问题,物业服务企业亟需寻找符合自身条件的融资方式。当前,物业服务企业主要有三种融资方式:港股融资、"新三板"融资及银行贷款融资。2017年12月,南都物业在A股成功上市,成为"物业第一股",在融资渠道方面为物业服务企业A股融资做出了创新性的探索。结合南都物业融资创新实例,从融资渠道创新、融资产品创新、融资方式创新三个角度入手,提出优化物业服务企业融资的相关建议,即拓展内外源融资渠道、探索以互联网为主导的融资创新机制以及从多主体联合视角出发,发展产品组合融资,以期为物业服务企业寻找最佳的融资方式提供理论依据,解决其资金不足的难题。
With the growing demand of the owners,capital raising has become an important issue concerning the future development of property service enterprises,who have to seek suitable ways of financing.At present,there are three major methods:Hong Kong Stocks financing,the"New Third Board"financing and bank loan financing.Nandu Property is the first property service enterprise being listed on the A-shares.Its successful listing has achieved breakthroughs and innovations in financing channels,providing experience for other property service enterprises.Taking Nadu as an example,the author puts forward some suggestions concerning fund-raising innovations in terms of financing channel,financing product and financing ways.To be specific,they are how to expand internal and external channels,how to innovate internet-leading financing mechanism and how to develop product mix.It is hoped that the study can provide theoretical basis for the property service enterprises to find optimal financing methods and alleviate their fund shortage.
