摘要
以西安市地铁一、二号线为研究对象,将沿线商业地产分为大型购物中心、写字楼、沿街底商三类,以租金为价值表现形式展开社会调查并收集数据;构建轨道交通对沿线商业地产价值影响的总体模型和分类模型,并进行对比分析,揭示轨道交通对不同类型商业地产价值的影响机制。
Taking Xi’an subway line 1 and 2 as the research objects,this paper divides commercial real estate into three types,including shopping malls,commercial office buildings and stores and shops along the street,carries out the social survey and collects relevant datas by a form of rent as expressing values.Then,establishes general model and classification models of urban rail transit on commercial real estate values,reveals the impact mechanism of urban rail transit on the different types of commercial real estate values with comparative analysis.
