摘要
以南京市鼓楼区蓝燕三汊河加油站为研究对象,选择房价作为因变量,运用特征价格法模型分析邻避设施影响范围内"距邻避设施的距离"对房价的影响,定量化测度邻避设施的空间效应。在此基础上,运用GIS的空间地统计分析,构建克里金空间插值法模型,直观表达邻避空间效应。结果表明:加油站的空间邻避效应表现为同心圆状扩散,在加油站周边1 200 m内,住宅每接近加油站100 m,房价降低2 116. 277元。随着距离加油站距离的增加,房价表现出一定的增加,邻避空间效应渐弱。
Taking Lanyan Sanchahe gas station in Gulou District of Nanjing City as the research object,this paper selects the house price as the dependent variable,using hedonic price model to analyze the influence of NIMBY facilities from the NIMBY distance on house price.On this basis,the spatial statistical analysis of GIS is used to construct the Kriging spatial interpolation model,which can make visually express the NIMBY spatial effect.The results show that the NIMBY spatial effect of gas stations is a concentric circular diffusion.Within 1 200 m around the gas station,the house price decreases by 2 116.277 yuan for every 100 m near the gas stations.With the increase of distance from gas stations,house price shows a certain increase,and the NIMBY spatial effect become weaker.
