摘要
电商的发展推动了物流地产的繁荣。分析了物流地产行业发展现状,总结了物流地产项目的几种盈利模式,即物流地产企业可通过仓租、增值服务、土地增值等多种形式获得较高收益,为进一步扩大物流地产的网络规模优势,针对物流地产项目扩张普遍存在的投资回收期长、融资困难等问题,提出了利用商业抵押贷款证券化以及私募股权融资的形式实现物流地产企业的快速扩张,推动基础设施领域满足物流快速发展的要求等途径。
In this paper,in order to further leverage the network scale advantage of the logistics real estate industry and solve the long ROE term and low financial availability common to the industry,we proposed to realize the rapid expansion of the logistics real estate enterprises in the form of commercial mortgage backed security and private equity financing,and to satisfy the requirements for the rapid development of the logistics industry through promoting infrastructure construction.
