摘要
在历史街区保护和城市更新过程中,科学地对容积率转出基地和接受基地进行开发量等值转换十分重要。在梳理悉尼、我国台湾关于容积率转移的经验做法及我国内地学界典型观点的基础上,结合土地价值评估,提出基于Hedonic模型的容积率等值转移方法,以期探索一条科学合理等值转移开发量的有效途径。
In the process of historical block protection and urban renewal,it is important to scientifically convert the floor area out of base and receiving base to the urban planning.In view of this,on the basis of reviewing the experience and practice of Sydney in Australia and Taiwan in China on the transfer of floor area ratio and the typical viewpoints of the academic circles in China's Mainland,this paper explores an effective way to transfer a reasonable amount of scientific and reasonable transfer from the perspective of Hedonic model combining with on the land value assessment,in order to explore an effective way to equivalent transfer of development amount scientifically and reasonably.
