Buy or Rent: What Effects the Migrants' Housing Choice?

利用2014年全国流动人口动态监测调查的微观数据和2014年《中国区域经济统计年鉴》的宏观数据,构建二元logit模型,研究了流动人口城市购房或租房选择的影响因素。实证结果显示,流动人口在流入城市住房问题,不仅受到自身就业状况、家庭经济特征和人口特征的影响,还受到流入城市房价水平等宏观经济状况的影响,其中特大城市、超大城市房价与流动人口住房选择呈现倒"U"型关系,大、中、小城市房价与流动人口住房选择呈现正"U"型关系。此外,无论哪一类型城市,流动范围越远、不具有长期居留意愿、流动时间短和非家庭化迁移的人群更倾向于租房解决住房问题。

This paper studies the influencing factors of the housing consumption choice of the migrants by using the microcosmic data of the national dynamic population monitoring survey in 2014 and the macroeconomic data of 2014 China’s regional economic statistics.This paper constructs the binary logit model to test the employment factors,the floating features and the urban factors on the migrants’housing tenure choice.It is found that the employment factors,the family financial condition and the demographic characteristics have important effects on the housing consumption choice of the floating population.Among them,the housing price and the tenure choice of the floating population present a positive“U”type relationship in the large,medium-sized and small cities.There are the inverted“U”type relationship between the housing price and the tenure choice of the floating population in megalopolis and megacity behemoth.The population associated with farther flow range,the smaller permanent residence,the shorter flow time and the non-family migration prefer to rent a house.
