摘要
随着社会经济的不断发展,人们对于生活质量的要求不断地提高,其中对住宅的要求也越来越高。本文试图运用定性和定量的探究方法,对影响沈阳市主城区小区房价的影响因素进行空间异质性研究。首先通过空间自相关分析,探究不同区位的小区房价在空间上是否具有空间相似性;然后构建地理加权回归模型,通过回归系数定量的研究影响因素对不同空间上的房价的影响程度,以此探究影响因素对房价的影响在空间上的异质性。结果表明不同区位的沈阳市商品住宅价格受小区的区位特征因素、邻里特征因素以及服务特征因素的影响,影响程度具有空间分异的特点,这为沈阳市房价政策的调控提供了重要的参考价值意义。
With the continuous development of the social economy,people's requirements for quality of life are constantly improving,and the requirements for housing are also increasing.This paper attempts to use spatial and quantitative methods to study the spatial heterogeneity of the factors affecting the housing prices in the main urban area of Shenyang.Firstly,through spatial autocorrelation analysis,it is explored whether there is spatial similarity in the spatial price of residential houses in different locations.Then,a geographically weighted regression model is constructed,and the influence degree of the influencing factors on the housing prices in different spaces is quantitatively studied by regression coefficient.The impact of influencing factors on housing prices is spatially heterogeneous.The results show that the price of commercial housing in Shenyang is affected by the location characteristics,neighborhood characteristics and service characteristics of the residential area.The degree of influence is spatially different,which provides an important reference value for the regulation of Shenyang's housing price policy significance.
