摘要
房地产是一个典型的资金密集型行业,离不开银行信贷资金的支持,而银行针对房地产市场提供的不同资金支持又从不同的层面上影响着房地产的价格。以商业银行信贷资金为例,将商业银行信贷进行细化,分为房地产开发贷款及个人住房按揭贷款,分别研究其对我国房地产价格的影响,并利用我国近三年的月度数据建立回归模型进行实证分析。结果发现,房地产开发贷款与房价呈负相关,按揭贷款与房价同向变动,且按揭贷款对房地产价格的影响明显大于开发贷款。
The real estate market,a typical capital-intensive industry,relies on bank credit funds,and the financial support provided by banks affects the prices of real estate from different levels.Taking the commercial credit as an example,this paper divides the credit scale of commercial banks into real estate development loans and individual housing mortgage loans,studies their influence on China's real estate prices,and uses the monthly data of our country in the past three years to establish a regression model for empirical analysis.It turns out that real estate development loans are negatively related to housing prices,mortgage loans and house prices are changing in the same direction,and the mortgage loan has a significantly greater impact on the real estate price than the development loan.
