摘要
创业孵化型产业地产受到国家宏观政策的支持呈现迅速发展状态,当前创业孵化型产业地产生态系统演化呈现出三大特征,分别是:盈利点由价值链前端向价值链后端移动,企业更加重视产业园区的可持续发展;良好的增值服务能够为创业孵化型产业地产企业带来较大的盈利空间;金融化逐渐成为创业孵化型产业地产盈利模式的核心。该文对创业孵化型产业地产生态系统演化的影响因素进行实证分析,结果表明:创业孵化型产业地产的规模、资本结构,员工结构,地区生产总值,金融投资规模,政府支持对于创业孵化型产业地产生态系统的演化均具有正向推动作用。其中创业孵化型产业地产规模的扩大对其生态系统演化的影响最大。
In this paper,the type business incubation industry real estate empirical analysis on the factors which influence the evolution of ecological system,the results show that:on the scale of the industry of real estate,capital structure,staff structure,regional GDP,financial investment,government support for business incubation industry real estate ecosystem evolution has positive role in promoting.
