基于广义超越对数函数的抚州市主城区房地产企业规模经济实证分析 被引量:1

Empirical Analysis of Scale-economy Conditions of Real Estate Enterprises in Fuzhou Based on Generalized Transcendental Logarithmic Function

摘要 根据江西省抚州市主城区56家房地产企业2012至2017年的相关数据,采用广义超越对数成本函数模型,研究抚州市主城区房地产企业是否存在整体规模经济,并从所有权性质、开发楼盘数量和资产规模等角度分析各类房地产企业的规模经济特点。结果表明:(1)抚州市主城区房地产企业整体存在规模经济;(2) 2012至2017年,存在规模经济的房地产企业数为41家,占样本数的73. 2%;民营控股企业规模经济状况优于国有控股企业;开发项目个数3个以下的企业规模经济状况优于开发项目个数3个及以上的企业;资产在2亿至5亿元的房地产企业规模经济状况优于其他企业。 Related date from 56 real estate enterprises in Fuzhou from 2012 to 2017 is used to calculate the cost elasticity with the generalized transcendental logarithmic function(GTCF)model to judge the overall scale-economy conditions of Fuzhou real estate enterprises.The model is used to analyze the scale economy characteristics of different types of Fuzhou real estate enterprises in terms of ownership property,business coverage and asset size.The results show:there is an general scale economy for Fuzhou real estate enterprises;during the period 2012 to 2017,scale economy existed in 41 real estate enterprises,accounting for 73.2%of the total;Privately-owned enterprises are better than state-owned enterprises;enterprises which cover less than 3 houses are better than the others;and those with asset values of 0.2 to 0.5 billion Yuan are superior to other enterprises.
