国外房价影响因素研究综述

Research Review on Influencing Factor of House Price Abroad

回顾了国外房价影响因素的已有研究,从研究方法和研究视角两个层面对国外学者有关房价影响因素的文献进行了归纳总结,并对国内该领域的相关研究提出启示。文献分析结果表明:国外学者对房价影响因素的研究主要从供求关系、消费者个体因素、住宅特征、政府政策和溢出效应五个研究视角展开,且随着房地产市场价格泡沫的出现,越来越关注消费者个体因素对房价的影响;研究方法多以实证为主,涵盖线性和非线性、空间计量方法等,且注重新方法的引入以及已有方法的与时俱进。

Reviewing the existing researches on the influencing factor of house price abroad,this paper summarizes the research status of the influencing factors of house price from methodologies and perspectives,and provides the implications for relevant research in this field at home.It shows that,the researches on influencing factor of house price abroad are mainly carried out from five perspectives,namely supply and demand,consumer's individual factor,attribute,government policy and spillover effect,and more and more attentions are paid to consumer's individual factor,with the emergence of housing price bubbles;besides,there are mainly empirical researches and the methodologies cover linearity and nonlinearity methods and spatial econometrics,etc.They also pay attention to the introduction of new methods and the advancement of existing methods with the times.
