摘要
全装修住宅因节材环保等特点逐渐成为我国住宅领域的发展方向,但开发商受开发成本高、政策不完善等因素影响仍然以开发毛坯房为主。本文基于计划行为理论、环境经济学等相关理论研究全装修住宅开发行为影响因素,并构建各因素与开发意愿、开发行为之间的结构方程理论模型,并运用房地产公司调研数据展开实证分析。结果表明:命令控制规制、经济激励规制、消费者需求、行业竞争者压力、预期收益、企业资源、经济环境及技术环境显著正向影响房地产企业的全装修住宅开发意愿并最终影响其开发行为。因此需要建立一个政府引导、企业推行、技术配套、消费者支持的全装修住宅推进发展模式。
Full decoration house has become increasingly popular for its material saving and environment protection. However,because of high development costs and imperfect related policies,real estate developers still focus on rough house. Based on planned behavior theory and environmental economics,this thesis first explores the factors affecting full decoration house development behavior and then constructs a theoretical model between those factors and development intention and behavior,which is applied to analyze survey data from real estate enterprises. We find that factors including command-and-control regulation,economic incentive regulation,consumer demand,pressure from competitors,expected revenue,enterprise resources,economic and technical environment will all affect the development intention and behavior of full decoration house. Therefore,it is necessary to build a government-leading and enterprise-promoting full decoration house development model for it with technical and consumer support.
