摘要
国内的轨道交通建设已进入快速发展的阶段,但车站附属设施的规划与设置往往千篇一律,与周边建筑衔接与结建方面的考虑较少,对城市地下空间开发规划产生重大影响。为实现资本金的及时到位,避免轨道建设过程中多方利益主体的协调,厦门市建立了轨道交通建设与土地捆绑的综合开发机制,既缩短了建设工期、提高了土地利用效益,又带动了轨道沿线的客流。文章以厦门轨道交通1号线杏锦路站南侧地块为研究对象,探究其综合开发后再结合不同标高提出分层出让的思路。
Domestic railway construction has entered a stage of rapid development,however,the planning and design of the station affiliated facilities always follow the same pattern,and less consideration was paid attention on the connection and construction with surrounding buildings,which has a significant impact on urban underground development and planning.In order to gain the fund for construction in time,avoiding the coordination of the multi-stakeholders in the construction process,Xiamen has established a development mechanism that the railway construction and land development are bound together,which not only shortens the construction period,improves the land-use efficiency,but also increase the passenger flow.Taking the comprehensive development block on the south of the Xinjin Road Station of Xiamen Metro 1 as a research,this article puts forward the idea of land-selling with different floors through the comprehensive development.
