摘要
共享经济理念在商业地产领域的渗透造就了以工位出租和社区构建为特征的共享办公空间在全球的崛起。互联网+时代技术创新、非标准劳动兴起和关系型生产的外部环境,加之政府推动、用户需求升级和城市中心商业地产去库存等内在动力,共同促成了共享办公行业的形成和发展。在过去的两年里,国内共享办公产业逐渐从粗放扩张走向深度整合和产业升级,但租赁成本持续上升、收益极端依赖租金、客户黏性不够、招商成本较高、运营人才缺乏、服务网络尚未形成等问题逐步显现。未来越来越多的跨国公司将成为共享办公平台的客户,共享办公将嵌入共享居住功能,并与其他行业跨界深度融合。
The penetration of the concept of shared economy in the field of commercial real estate has resulted in the rise of shared office space characterized by job rental and community construction in the world. The technological innovation of the Internet + era,the rise of non- standard labor and the external environment of relational production, together with the internal driving force of government promotion,user demand upgrading and urban central commercial real estate inventory, have contributed to the formation and development of the shared office industry. Over the past two years,the domestic shared office industry has gradually moved from extensive expansion to deep integration and industrial upgrading. However,problems have gradually emergedsuch as rising rental costs,extreme dependence on rent,insufficient customer stickiness,high investment costs,lack of operational personnel,and the formation of service networks. In the future,more and more multinational corporations will become customers of shared office platform. Shared office will be embedded with shared residential functions,and will be deeply integrated with other industries across borders.
