摘要
分别从理论和实证的角度构建新市民购房需求影响因素模型,通过对新市民购房需求影响因素的实证分析得出以下结论:①对于外来人口而言,住房公积金制度、教育制度、住房价格、住房区位等因素对其购房需求有显著影响,其中影响最大的是住房价格、定居意愿和住房面积。②对于被动转移人口而言,住房公积金制度、住房区位、小区环境、住房价格等因素其购房需求有显著影响,其中影响最大的是住房价格、定居意愿和住房的投资意向。③对于毕业大学生而言,住房公积金制度、购房补贴制度、住房区位等对其购房需求有显著影响,其中影响程度最大的是定居意愿、开发商的知名度和购房补贴制度。最后,基于上述结论分别从政府和开发商的角度提出满足新市民购房需求的相关对策和建议。
This paper builds the model of influencing factors of new citizens’ purchasing demand from theoretical and empirical perspective. Then,gets some beneficial conclusions through empirical analysis. For the floating population,housing accumulation fund system,education system,housing prices,housing location,etc have significant effects on the housing demand,of which housing prices,and willingness to settle and housing area have more effect. For the passive transfer population,housing accumulation fund system,housing location, community environment,housing price,etc have significant effects on the housing demand,of which housing prices,willingness to settle and investment intentions have more effect. For new graduate students,housing accumulation fund,housing subsidies,housing location,etc have significant effects on the housing demand,of which willingness to settle,the popularity of real estate developers,housing subsidies have more effect. Finally, based on the above conclusions,puts forward some suggestions to satisfy housing demand of new citizen from the view of government and real estate developers.
