基于竞租理论的城市化土地利用变迁浅析

摘要 文章探讨了城市化发展历程对土地利用变迁的映射:按竞租理论及付租能力,商业、工业将优先占据城市中心地位。但随着社会的发展、"互联网+"对商业的推动以及快速城市化引发的城市环境问题,城市社区化、花园化更加符合城市发展的客观规律,导致传统商业、工业区和新兴园艺区在空间上呈现背向发展的趋势。
