摘要
通过构建GWR模型,研究了轨道交通不同区段各因素对沿线住房价格影响的差异程度及空间分异规律。结果表明:轨道交通沿线住房价格分布存在较明显的空间自相关性和空间异质性,不同区位轨道交通对沿线住房价格影响程度乃至方向都会存在差异。现阶段,我国应根据轨道交通不同区段的溢价特点,制定差别化的溢价回收策略或采用公私合营(PPP)模式建设城市轨道交通,有效缓解地方政府在城市建设中面临的财政紧张问题。
By building the GWR model,this paper does research into the impact of various factors in different sections of rail transit on housing price and spatial differentiation along the line. The result shows that there is obvious spatial autocorrelation and spatial heterogeneity in the housing price distribution along the rail transit line.There is difference in the degree or direction of the housing price change in diverse rail transit sections along the line. At present, we should formulate a differentiated premium recovery strategy based on the premium characteristics of different sections of rail transit or adopt a public-private partnership(PPP) model to develop urban rail transit so as to effectively alleviating the financial constraints faced by local governments in urban construction.
