Analysis on the Withdrawal Intention and Influencing Factors of Rural Household Homestead in Wenjiang District of Chengdu

通过温江区农户宅基地退出意愿及其影响因素分析,掌握农户宅基地退出的真实意愿,并致力于分析影响农户宅基地退出意愿的主导因素,为政府制定农户宅基地退出政策提供参考依据.构建变量体系,进行田野调查掌握民意,基于调查数据进行交叉表分析和二元logistic回归分析.超过9成的农户愿意退出宅基地,房屋建设年限、对退出宅基地政策的满意度、对承包地退出补偿方式的了解程度、对退出承包地政策的满意度、退出承包地家庭原因和农户对落户城镇的期许是影响农户宅基地退出意愿的主要因素,农户家庭特征因素也有一定影响.温江区农户宅基地退出有深厚的民意基础,围绕主要影响因素制定退出政策、分类指导落实政策是激励农户退出宅基地的关键.同时,不能忽视重要的家庭特征因素对农户宅基地退出意愿的影响.

Through the analysis on the withdrawal intention and influencing factors of rural household homestead in Wenjiang District, this paper grasps farmers’ real withdrawal intention, devotes to analyzing the leading influencing factors and providing references to government’s relative policies making. In this paper, variable system is constructed and field survey is conducted to grasp public opinions. Cross table analysis and binary logistic regression analysis are also conducted based on data survey.It shows that more than 90% farmers would withdraw from the homestead. The leading influencing factors of famers’ withdrawal intention include: building age, satisfaction with homestead withdrawal policy, understanding of the compensation method for the withdrawal of contracted land, satisfaction with the policy of quitting the contracted land, the reasons for quitting the contracted land and the expectations of farmers for settling in cities and towns, etc. The characteristic factor of peasant household also has certain influence.The key motivationof farmers' withdrawal from homestead is to formulate exit policies based on main influencing factors and to guide and implement policies by categories.At the same time, the influence of important family characteristic factors on the withdrawal intention of homestead should not be neglected.
