城市有轨电车交通站点周边土地开发强度优化——以苏州有轨电车1号线沿线地区为例

摘要 近年来,城市有轨电车交通在我国逐步进入规模化发展阶段,有轨电车交通与城市土地利用之间存在紧密的互动关系。该文以苏州有轨电车1号线沿线地区为主要研究范围,从站点周边土地利用和居民出行特征两个方面出发,利用ArcGIS技术、问卷调研等手段进行现状分析,然后以土地增值、交通客流量、环境品质、土地混合利用等为决策目标,建立了关于站点周边容积率的多目标决策模型,以此来对周边土地容积率进行测算比较,提出相应的强度优化策略。 In recent years, streetcar has gradually entered the stage of large-scale development from the initial stage of development. Many scholars have pointed out that there is a close interaction between rail transit and land use. Based on the study of Suzhou streetcar Line 1,using ArcGIS technology and questionnaires, we analyze the status quo from two aspects of land use and residents’ travel characteristics around the station. Then, taking land value-added, traffic passenger flow, environmental quality and land balanced utilization as decisionmaking objectives, we establish a multi-objective decision-making model on the volume ratio around the station to analyze the surrounding area. Finally we calculate the volume ratio of border land and put forward the corresponding optimization strategies according to the solution results, so as to promote the efficient use of land.
