农户土地经营权抵押意愿影响因素分析——以新疆沙湾县为例

Analysis on Influencing Factors of Farmers’ Willingness to Mortgage Their Land Management Rights——A Case Study of Shawan County in Xinjiang

农村土地经营权抵押作为一种新型融资工具,对缓解农村地区融资难、促进农村地区经济发展具有重要意义。基于新疆沙湾县农户调查数据,构建Logistic回归模型,分析了农户土地经营权抵押意愿的主要影响因素。结果表明,农户性别、信贷经历、是否购买保险、抵押对资金需求的帮助等因素对农户抵押意愿存在显著的正向影响,农户年龄对农户抵押意愿存在显著的负向影响。最后,从创新金融产品、强化宣传引导、完善风险防范以及健全土地流转市场服务体系等方面提出了提升农户土地经营权抵押意愿的建议。

As a new financing tool,the mortgage of rural land management right is of great significance to alleviate the financing difficulties and promote the economic development in rural areas.Based on the farmer's survey data of Shawan county in Xinjiang,the Logistic regression model was built to analyze the main influencing factors of farmers'willingness to mortgage their land management rights.The results showed that gender,credit experience,whether to buy insurance or not,help of mortgage on capital demand and other factors had a significant positive impact on the farmers'willingness to mortgage,and the age of farmers had a significant negative impact on the willingness.Finally,proposals on how to improve farmers'willingness to mortgage their land management rights was offered including innovating financial products,strengthening publicity and guidance,improving risk prevention and improving the land transfer market service system and so on.
