摘要
房地产价格的剧烈波动已经引起社会各方的高度重视,文章通过收集2008年-2017年济南市商品房价格相关数据,对济南市商品房价格进行分析。研究结果表明:对济南市商品房价格影响较大的因素主要有常住人口、商品房销售面积以及贷款基准利率。其中常住人口对房价的影响最大,且对商品房价格产生正向影响;商品房销售面积以及贷款基准利率对商品房价格产生负向影响;房地产投资开发额和人均可支配收入对其影响不显著。最后基于研究结果提出相关建议。
The volatility of real estate prices has attracted the attention of all parties in the society.The article analyzes the prices of commercial housing in Ji’nan by collecting data on the prices of commercial housing in Jinan from 2008 to 2017.The research results show that the main factors affecting the price of commercial housing in Ji’nan are the resident population,the sales area of commercial housing and the benchmark loan interest rate.Among them,the resident population has the greatest impact on housing prices,and has a positive impact on the price of commercial housing;the sales area of commercial housing and the benchmark interest rate of loans have a negative impact on the price of commercial housing;the impact of real estate investment development and per capita disposable income is not significant.Finally,based on the research results,relevant suggestions are put forward.
