摘要 根据南昌市2016年7月至2018年6月共24期的692个商品住宅均价,利用时空立方体探究南昌市房价的时空分布特征。主要结论如下:1)南昌市的房价在时空尺度上有着非常明显的分异特征,且有着非常显著的增长趋势,在24个月的连续时间内基本呈现了强空间聚集模式,以高-高聚类和低-低聚类模式为主;2)沿江区域和中心城区以时空热点模式为主导分布,而城市外围区域主要表现为时空冷点模式,且时空热点区域的强度从未减弱,时空冷点区域有逐渐消失的趋势,这预示着南昌市的房价将进一步上涨。 Based on the price of 692 commercial residential buildings in 24 periods from July, 2016 to June, 2018 in Nanchang, this paper explores the spatial-temporal distribution characteristics of housing prices in Nanchang by using space-time cube method. The main conclusions are as follows: 1) The housing prices in Nanchang have very distinct characteristics on the spatial and temporal scales, and have a very significant growth trend, showing a strong spatial clustering pattern in 24 months'continuous time, with high-high clustering and low-low clustering pattern as the main pattern;2) The region along the Yangtze River and the central urban area are dominated by spatial-temporal hot spot pattern, while the urban periphery areas are dominated by spatial-temporal cold spot pattern. Furthermore, the intensity of space-time hotspot area has never been weakened, and the space-time cold point area has gradually disappeared, which indicates housing prices in Nanchang will rise in the future.
