多元线性回归模型在房地产评估中的应用

Application of Multiple Linear Regression Model in Real Estate Evaluation

主要通过多元线性回归统计模型对房地产的价格进行评估。首先运用统计软件中的SPSS进行线性回归分析建立房地产评估的多元线性回归预测模型,同时对该预测模型进行显著性检验,并进行残差分析检验和异方差性检验,使得该模型具有解决实际问题的意义。最后,说明多元线性回归模型对于房地产评估的实用性。

This paper mainly evaluates the price of real estate through a multivariate linear regression statistical model.First,the use of statistical software SPSS in linear regression analysis of multiple linear regression model to predict the real estate evaluation,at the same time,the predictive model is tested for significance,and residual analysis test and heteroscedasticity test are tested,so that the model has the meaning of solving the practical problem.Finally,the practicability of multivariate linear regression model for real estate evaluation is illustrated.
