摘要
城市住房价格是城市发展的重要议题,城市路网形态会影响人们出行的距离成本和时间成本,进而影响城市住房价格。本文基于2017年北京市四环内6462个商品房成交数据,利用空间句法和ArcGIS软件度量不同空间尺度下的路网形态对住房价格的影响。结果表明:(1)北京市四环内路网的局部接近度呈现出多核心集聚模式,全局接近度呈现出轮轴式分布结构,全局和局部穿行度主要呈现出网络化特征;(2)路网形态会显著影响城市住房价格,具有"可达性"正效应和"穿行性"负效应两种不同的经济效应;(3)对于北京市四环区域,区位及公共服务设施的可达性仍是购房者考虑的重要因素,而公交站对住房价格产生的人流量拥挤、噪音等负外部性开始凸显。
Urban housing prices are an important issue in urban development. Urban road network configuration will affect the distance cost and time cost of people’s travel and thus affect urban housing prices. Based on the data of 6462 residential housing transactions in Beijing’s Fourth Ring Road in 2017,this paper uses spatial syntax and ArcGIS software to measure the impact of urban road network configuration on housing prices at different spatial scales. The results show that:(1) The local proximity of the four-ring road network in Beijing presents a multi-core agglomeration pattern, and the global closeness shows an axle-axis distribution. The global and local betweenness mainly shows a network characteristic.(2) The road network configuration will significantly affect the urban housing prices, and it has two different effects: the "closeness" positive effect and the "betweenness" negative effect.(3) For the Beijing Fourth Ring Road area with high housing prices, the accessibility of location and public service facilities is still an important factor for homebuyers to consider, but the bus station has a negative externality impact on housing prices for the congestion and noise that it has brought.
