房价影响因素的区域性分析 被引量:3

摘要 近年来我国房价一直处于上涨的趋势,寻找房价上涨的根源并从根源制定政策控制房价的非理性上涨成为一个非常值得研究的问题。运用2004-2017年31个省市的相关数据建立反映各消费水平区域房价影响因素的PanelData模型。结果表明,土地的价格只对消费水平较高的第一级和第二级地区房价的影响是显著的;人均可支配收入的增长较大程度的影响着各消费层次的房价;利率的变动对当期房价变动的影响较不显著。 China's house prices have been rising in recent years, to find the root cause of rising prices and make policies to control prices become a very worth studying problem. The establishment of Panel Data model reflecting change of regional house prices were based on the data of 31 provinces during form 2004 to 2017. It is shown that, the price of the first and second level areas with higher consumption level. the growth of per capital disposable income has a greater impact on housing prices at all levels of consumption.changes in interest rates, there is no significant impact on the current price changes.
