摘要
如何缓解日益增长的土地需求与有限土地资源之间的矛盾是当下亟待解决的难题之一。为此,文章对芜湖市土地储备的潜力进行了调查和统计,预测了城市近五年土地的需求,并对城市的潜力地块进行价值评定,最后选择城市土地储备的地块并进行相应的时序安排,为完善具有中国特色的土地储备制度提供了科学参考。结果表明:①芜湖市居住用地存量土地储备潜力地块559.55公顷,芜湖市商业用地共划定储备潜力地块1033.01公顷;②预测芜湖市中心城区新增居住用地规模约1841.37公顷,新增商业服务业用地规模约1011.9公顷;③在土地储备时序方面,芜湖市2020年需储备的土地规模最大,2018年次之,2022年最小。
How to alleviate the contradiction between the growing land demand and limited land resources is one of the most urgent problems to be solved.Therefore,the article surveys the potential of the land reserve in Wuhu city,predicts the demand for land in the following five years,and evaluates the value of the city's potential land.Finally,it selects the reserve plot and makes the timing arrangement,which provide a scientific reference for improving the land reserve system with Chinese characteristics.The results show that:①Wuhu city has a land reserve potential of 559.55 hectares,and the commercial land has a total reserve area of 1033.01 hectares.②It is estimated that the scale of new residential land in the downtown area of Wuhu city is about 1841.37 hectares,and the scale of new commercial service land is about 1011.9 hectares.③In terms of the timing of land reserves,Wuhu city has the largest land to be reserved in 2020,followed by 2018 and 2022.
