摘要
随着城市建筑综合体业态的不断成熟,服务周边的社区型综合体日渐增多。对综合体运营中的问题,除进行商业调整、主题活动外,可以从建筑学的角度出发,用评估的方式发掘综合体中物理性的建筑要素对实际运营中的公共活力因子的影响效果,以期反馈于建筑设计环节,减少物理环境的不足及由其导致的后期运营调整带来的资源浪费。基于这样的思路,结合实际案例对具体的操作方法进行初步探究。
As the commercial form of urban building complexes continues to mature,the community complexes that serve the surrounding communities are also increasing.When improving the operation of an urban complex,in addition to the thematic activities and adjustment of business patterns,the method of post-occupancy evaluation can be used to explore the effect of physical architectural elements in the complexes on the public vitality factors,aiming to improve the architectural design phases in turn and the waste of resources caused by the subsequent operational adjustment.Based on this idea,a preliminary study of the specific operation methods was carried out in combination with actual cases.
