摘要
房地产企业受到政策、市场、资源等多方面的约束和影响,盈利能力逐步下降,亟需探索实施新型商业运营模式。为减轻各方约束,以品牌和管理输出为主流的轻资产运营模式应用案例逐步增多,但也出现新的冲突和风险。本文首先对房地产企业商业运营模式的演变趋势进行分析,在企业调研的基础上探析轻资产运营模式的适用性和必要性,并识别出房地产企业应用该模式时的五类风险。最后根据各类风险提出具体的防范策略。
Real estate enterprises are constrained and influenced by policies,markets and resources,their profitability is gradually declining. It is urgent to explore and implement a new business operation mode. In order to reduce the constraints of all parties,the application cases of asset-light strategy with brand and management output as the mainstream are gradually increasing,but there are also new conflicts and risks. Firstly,this paper analyzes the evolution trend of commercial operation mode of real estate enterprises,explores the applicability and necessity of asset-light strategy on the basis of enterprise investigation,and identifies five kinds of risks when real estate enterprises apply this mode. Finally,puts forward specific prevention strategies according to various risks.
