Post-Occupancy Evaluation A Review of Methods and State-of-the-Art Techniques

使用后评估(POE)是建筑投入使用一段时间以后,对其使用状况和性能表现进行评估的一个过程。文章试图通过梳理当代世界范围内的使用后评估方法和技术,提出中国在该领域未来可借鉴的发展方向,进而加强使用后评估在实际应用中的作用。文章首先从宏观角度回溯了普莱策提出的使用后评估理论体系和基本方法,以及以问题为导向的后评估方法的发展;其次,从中观层面综述了世界各国已发展成熟的使用后评估实际操作体系:而后,从微观层面介绍了引入前沿信息技术的后评估案例:最后,分析了既有的使用后评估体系在中国遇到的问题和挑战,针对这些问题和挑战,介绍了以清华大学建筑设计研究院使用后评估中心为主体的大型公共建筑工程后评估研究在中国实践中获得的成果和经验,并提出使用后评估未来发展的建议。

Post-Occupancy Evaluation(POE)is a process of evaluating the occupancy and performance of a building after it has been occupied for some time.The authors conducted a world-wide and comprrehensive review of POE’s methods and state-of-the-art techniques to point out the future development of POE in China,including a brief introduction of classic methods based on Preiser’s theory,a summary of emerging research focuses,a comparison of the exsiting POE protocols,and a review of state-of-the-art techniques applied in the POE practices,such as BIM,GIS,Space Syntax,and Big data.The authors present the current condition of POE research in China and show the state-of-the-practice POE techniques and key findings.Finally,the discussion summarizes the future potential areas of development.
