摘要
轨道交通不仅使城市交通更为便利,还带动了地铁沿线房地产业的发展与繁荣,社会效益与外部经济效益显著。研究城市轨道交通建设对沿线土地开发的影响,可以实现轨道交通外部效益的内部化,解决地铁建设初期投、融资难问题,减轻地方政府债务压力,实现房地产、开发商、地方政府三方共赢。以成都地铁为例,从“区位特征、结构特征”两方面构建了特征价格模型,选取对数形式函数,定量分析轨道交通对周边房地产价格增值的影响。成都地铁分析结果表明,沿线各站点对周边住宅的影响半径在2km范围。范围内离地铁站距离每减少100m,房价增加548.8元/m2,城市轨道交通对住宅价格增值效应显著。
Railway transit not only makes urban transportation more convenient, but also drives the development and prosperity of the real estate industry along the subway, with significant social benefits and external economic benefits. Studying the impact of urban railway transit construction on land development along the route, the internalization of the external benefits of railway transit could be realized, so as to solve the problem that investment and financing difficulties in the initial stage of subway construction, and alleviate the pressure on local government debt. Taking Chengdu Metro as an example, the characteristic price model is constructed from the aspects of 'location characteristics and structural characteristics', and the logarithmic formal function is selected to quantitatively analyze the impact of railway transit on the price appreciation of surrounding real estate. The results of the Chengdu Metro indicate that the stations along the route have a radius of 2 km around the surrounding houses. Within a range of 100 meters from the subway station, the price increases by 548.8 yuan/m2, and the urban railway transit has a significant effect on the increase of residential prices.
