商品房价格水平受到诸多因素的影响,准确预测商品房价格走向,对房地产市场的宏观调控及工作的开展有着重大意义。以青岛市近8年商品房销售价格为基础,通过建立GM(1,1)模型并进行实际应用,验证了预测数据有较高的精度,证明了模型的有效性,可以为实际工作提供一定的参考。

The price level of commercial housing is affected by many factors. Accurately predicting the price trend of commercial housing is of great significance to the macro-control of the real estate market and the development of its work. Based on the sales price of commercial housing in Qingdao for the past 8 years, the GM (1,1) model was established and applied in practice, which verified the high accuracy of the forecast data, proved the validity of the model, and provided certain reference for the actual work.
