摘要
随着房地产业的高速发展,商品房价格不断攀升,房地产市场成为社会各界热议的话题。文章基于厦门天地图的2002年到2018年商品房楼盘专题数据空间可视化,分析楼盘建设的空间分布变化情况,通过GIS的核密度估计(KDE)方法将厦门市近几年来的楼盘空间分布密度直观地呈现,利用空间数据分析和挖掘,分析近年来厦门房地产的发展趋势以及对周边区域的影响情况。研究结果表明:厦门岛内的楼盘开发主要集中在以仙岳路和厦禾路两侧,延伸到区政府周围。岛外各区楼盘的开发情况主要是在区政府周围并沿主要干道向外扩散分布。总体上,厦门市的楼盘密度与交通密度、学校、医院、商场的吸附作用聚集分布。
With the rapid development of the real estate industry, commercial housing prices continue to rise, the real estate market has become a hot topic of discussion from all walks of life. Based on the spatial visualization of the special data of commercial housing from 2002 to 2018, this paper analyzes the spatial distribution and change of the construction of commercial housing from 2002 to 2018 based on the map of heaven and earth in Xiamen. Through the kernel density estimation (KDE)method of GIS, the spatial distribution density of real estate in Xiamen in recent years is presented intuitively, and the spatial data analysis and mining are used. This paper analyzes the development trend of Xiamen real estate in recent years and its impact on the surrounding areas. The results show that the development of buildings in Xiamen Island is mainly concentrated on both sides of Xianyue Road and Xiamen Road, extending around the district government. The development of buildings outside the island is mainly distributed around the district government and along the main trunk roads. On the whole, the density of real estate and traffic density, the adsorption of schools, hospitals and shopping malls in Xiamen are aggregated and distributed.
