摘要
以武汉市郊区居民为研究对象,基于248份调査问卷,构建了包含个体特征、心理因素、交通与环境和产权属性四类11个影响因素在内的Lars-Lasso模型,对居民郊区购房意愿的影响因素进行实证分析,研究得出:(1)住宅价格、升值潜力、住房满意度、养老意愿、交通状况、自然环境和住房产权是影响居民郊区购房意愿的七大因素;(2)在七大因素中,自然环境对居民郊区购房意愿的影响最大,其次是养老意愿、住房满意度、住宅价格、升值潜力、交通状况,影响最小的是住房产权;(3)与自有产权者相比,租房者的郊区购房意愿更强烈;(4)学历和家庭月收入对居民郊区昀房意愿的影响尚未显现。
Taking the residen ts of the suburbs of Wuhan as the research object, based on 248 question naires, the Lars-Lasso model consisting of 11 factors including individual ch aracteristics, psychological factors, traffic and environment and property rights attributes was constructed. An empirical analysis of the factors affecting the willingness to buy houses in suburbs concludes:(1) Housing price, appreciation potential, housing satisfaction, pension willingness, traffic conditions, natural environment and housing property rights are the seven key factors that affect residents' willingness to purchase houses in the suburbs;(2) Among the seven factors, the natural environment has the greatest impact on residents' willingness to purchase houses in the suburbs, followed by pension willingness, housing satisfaction, housing prices, appreciation potential, and traffic conditions in that order. The least affected is housing property rights;(3) In comparison to private property ow ners , renters have a stronger willingness to purchase homes in the suburbs;(4) The impact of academic background and family monthly income on residents' willingness to purchase houses in the suburbs has not yet appeared.
