摘要
土地供给是房地产业发展的重要基础,影响了整个城市的社会经济发展.本文以2013年以来烟台市中心城区房地产类项目供地数量及类型为基础数据,分析了近年来烟台市中心城区的房地产类项目供地量的演变规律;在此基础上又分析了影响烟台市房地产类项目供地量的经济发展因素、城市发展因素和政府宏观调控因素.基于以上分析,对于烟台市未来的土地供给,本文提出了四点建议,以期能指导烟台市中心城区的房地产类项目供地政策,给政府决策提供参考.
Land supply is the important foundation of the real estate development,which affects the social economic development of the whole city.Based on the number and type of land supply for real estate projects in downtown of Yantai City since 2013,this paper analyzes the evolution of land supply for real estate projects in recent years.On this basis,the economic development factors,urban development factors and government macro-control factors that affect the land supply of real estate projects in Yantai City are analyzed.Based on the above analysis,this paper puts forward four suggestions for the land supply in the future in Yantai city,in order to guide the land supply policy of real estate projects in the downtown area of Yantai city,and provide reference for government decision-making.
