摘要
香港地铁凭借“轨道+物业”的发展模式,成为全球为数不多能够实现持续盈利的地铁线路,并通过溢价回收的方式盈利,从而支持地铁网络不断扩大发展。通过对香港42个采用“轨道+物业”开发模式的地铁站进行研究,对地铁站与其开发物业之间的连接方式以及物业功能组成进行探索,总结归纳出六种不同的结合类型,从中选取典型车站案例,分析不同类型站域开发模式与设计特点,探讨站点与物业不同的规划设计方式对于引导城市人流以及塑造周边城市形态所产生的影响,发现香港“轨道+物业”开发模式的车站设计有助于推动城市步行环境建设,促进城市的可持续发展。
Relying on the development mode of"Railways+Properties",Mass Transit Railway(MTR)has become one of few metro lines that realize sustainable profit in the world.And it makes profit by means of value capture,and the constant expanding and development of the metro network is supported thereof.By studying 42 metro stations that employ"Railways+Properties"in Hong Kong and exploring the ways of connecting the metro stations and their properties as well as the functional composition of the properties,we conclude six different types of combination,select typical station cases therein,analyze development modes and design features of different types of station areas,and discuss the influences of the various planning design of the stations'and the properties'on guiding urban people flow and shaping surrounding urban form,and then we discover that Hong Kong's station design under the development mode of"Railways+Properties"is helpful for improving construction of urban pedestrian environment and promote the urban sustainable development.
