江苏省工业企业对用地供应方式选择偏好及影响因素——11个地级市1300家企业的调研分析 被引量:10

摘要 研究目的:分析江苏省11个地级市1 300家工业企业用地方式的选择偏好,揭示企业特征和行业特征对工业企业选择租让结合、弹性年期出让、年租制三种工业用地供应方式的影响。研究方法:多项Logistic回归模型。研究结果:(1)企业特征对企业选择用地供应方式有明显的影响。微型企业和小型企业偏向于选择年租制方式,中型和大型企业偏向于选择租让结合方式;用地面积越大的企业越偏向于选择弹性年期出让;企业累积固定资产投资越高越偏向于选择租让结合方式;(2)行业特征对企业选择用地供应方式也有显著影响。资本密集程度越高的企业越偏向于选择租让结合和弹性年期出让方式,劳动密集程度越高的企业越偏向于选择年租制方式;轻工业企业偏向于选择年租制方式,重工业企业偏向于选择租让结合和弹性年期出让方式。研究结论:工业用地供应要考虑企业特征和行业特征对工业企业用地供应方式的选择偏好,实施差别化供应。 The purpose of this paper is to explore the theoretical basis and enterprise willingness of industrial land supply,based on a multiple logistic model analysis of 1 300 enterprises in 11 prefecture-level cities in Jiangsu Province.It is conducive for strengthening reasonable management of industrial land in both supply and demand sides.The reseach methods are as follows.The paper proposed and tested three modes of land leasing on the basis of enterprise’s operatational condition and industry characteristics,namely,leasing-tenancy combination,flexible leasing and annual leasing.The results showed that:1)enterprise characteristics have obvious influences on the preferences of land supply mode.Small and medium-size enterprises prefer annual leasing mode,while medium and large enterprises prefer leasing-tenancy combination;the larger the land use area is,the stronger willingness of enterprises to choose flexible leasing is;enterprises with greater accumulated investment in fixed assets are more willing to choose leasing-tenancy combination.2)Industry characteristics also have significant impacts on enterprises’choice of land supply mode.The higher the degree of capital intensity is,the more inclined it is to choose leasing-tenancy combination and flexible leasing;the higher the degree of labor intensity is,the more preferred on annual leasing is;light industries tend to choose annual leasing,while heavy industries prefer leasing-tenancy combination and flexible leasing.In conclusion,differentiated modes of industrial land supply should be implemented,considering enterprises and industry characteristics and their influences on enterprises’willingness.
