摘要
党的十九大报告提出加快建立“租购并举的住房制度”,我国的住房租赁市场呈现出新的发展趋势。长租公寓凭借自身的特点很快得到白领、大学毕业生等众多消费者的青睐,一度成为投资和消费热点。广阔的市场前景、传统租赁所不具备的独特优势,让长租公寓一跃成为经济的一大风口。然而,在资本和市场的迅速催化下,遍地开花的长租公寓也逐渐显现出诸多痛点:微薄的利润和漫长的回本周期让原本就需要大量资金投入的长租公寓更加依赖资金的持续稳定投入;融资渠道的狭窄进一步提高了融资难度;迅速扩张的长租公寓也出现了恶性竞争、房屋质量不过关等问题。长租公寓只有通过改良创新融资和经营模式,构建有序的竞争市场等方式,才能避免成为昙花一现的经济热点。
The report of the 19th National Congress of the Communist Party of China proposes to accelerate the establishment of a"housing system developing renting and purchasing simultaneously".China's housing rental market has shown a new development trend.Long-term rental apartments quickly get popular among many consumers including white-collar workers and university graduates,and become a hot spot for investment and consumption.The broad market prospects and the unique advantages that traditional leases do not have have made long-term rental apartments a major trend of economy.However,under the rapid catalysis of capital and market,long-term rental apartments that are blooming everywhere have gradually shown many weak points:meager profits and long return cycles make the long-term rental apartments that originally require large capital investment more dependent on the sustained and steady investment of funds;the narrow financing channels further enhance the difficulty of financing;the rapid expansion of long-term rental apartments also lead to vicious competition and poor housing quality.Long-term rental apartments can only avoid becoming a short-lived economic hotspot by improving and innovating financing and business models,and building an orderly competitive market.
