摘要
随着新型城镇化的不断推进以及城镇人口的快速增长,城镇住宅价格势必会受到一定的影响。本文以青岛市为例,运用系统动力学方法,从新型城镇化分解下的人口、经济、产业和土地等因素分析对城镇住宅价格的影响程度。结果表明:人口、经济、产业和土地等因素对住宅价格的影响都较为显著。最后,对如何抑制高涨的城镇住宅价格提出了几点建议。
With the continuous development of new urbanization and the rapid growth of urban population,urban housing prices are bound to be affected.Taking Qingdao as an example,this paper analyzes the influence of population,economy,industry and land on urban housing price by using the system dynamics method.The results show that population,economy,industry and land have significant effects on housing prices.Finally,some suggestions on how to curb the high urban housing prices are put forward.
