基于Dematel模型装配式建筑造价影响因素分析

Analysis of influencing factors of prefabricated building cost based on Dematel model

针对装配式建筑全生命周期造价管理的特点,利用系统工程的思想对装配式建筑在投资决策阶段、设计阶段、招投标阶段、施工阶段、竣工结算审计阶段、运营维护及爆破拆除阶段进行工程造价影响因素分析。通过Dematel模型对装配式建筑项目工程造价管理各个阶段存在的问题及成因进行探讨,量化分析各造价影响因素间的关系,确定装配式建筑工程造价管理中的中心度和原因度,以此判断各造价影响因素之间的关系以及对工程造价影响的贡献度。最后得出项目投融资、进度结算、二次装修、设施维护对全生命周期造价影响较大,并给出相应的建议。

In view of the characteristics of the life cycle cost management of prefabricated buildings,and based on the idea of system engineering,an analysis of the factors affecting project cost has been carried out on the prefabricated buildings in the investment decision stage,design stage,bidding stage,construction stage,completion settlement audit stage,operation and maintenance and blast demolition stage.Through the Dematel model,the problems and causes of each stage of the construction cost management of the prefabricated building project are discussed,the relationship between the influencing factors of each cost is quantitatively analyzed,and the centrality and cause of the cost of the assembly-type construction project are determined so that the relationship between the factors affecting the cost and the contribution to the impact of the project cost can be determined.It is concluded that project investment and financing,progress settlement,second decoration and equipment maintenance have a great impact on the life cycle cost,and corresponding recommendations are given.
