摘要 业主自治面临决策、监督、激励、约束等诸多困难。区块链技术具有去中心化、不可篡改、可追溯、高可靠性、智能合约等特点。基于区块链的业主自治体系中,区块链投票系统,以及符合法律规定、经过政府机构认证、与小区物联网联通的智能合约,能解决业主自治中面临的困难,提高住宅小区治理能力。 Property owner autonomy faces many difficulties in decision-making,supervision,incentives and constraints.Block chain technology features decentralization,unalterability,traceability,high reliability and intelligent contracts.In the property owner autonomy system based on block chain,the voting system and intelligent contracts that meet the requirements of the laws and have been certified by government agencies can solve the difficulties encountered in the autonomy and improve the management capacity of residential community.
