海外轨道交通沿线土地综合开发前期决策过程分析——以A国城际铁路为例

Analysis of the Preliminary Decision-Making Process of Comprehensive Development of Land Along Overseas Rail Transit——Taking A Country Intercity Railway as an Example

现有多数文献涉及了政府公共部门主导下轨道交通沿线土地综合开发的客流、站点的选择等技术、经济分析,但很少涉及私营单位在境外轨道交通建设过程中面对沿线地产开发的决策过程的实例。论文拟通过中国企业在海外的某在建轨道交通沿线综合开发的案例,说明项目开发前期的决策过程、实际困难和经验教训。

Most of the existing literatures involve the technical and economic analysis of passenger flow,site selection and other aspects of comprehensive land development along the rail transit line under the leadership of the government public sector,but rarely involve examples of decision-making process of real estate development along the rail transit line faced by the private sector in the process of overseas rail transit construction.This paper intends to illustrate the decision-making process,practical difficulties,experience and lessons in the early stage of project development through a case of comprehensive development of a railway transit line under construction overseas by China's enterprises.
