城乡居民收入差距对房价影响研究——基于省级动态面板的SYS-GMM分析 被引量:7

摘要 我国区域经济发展存在不平衡性,因此系统分析收入差距对房价的影响应从全国层面和区域层面分别进行。从全国和区域层面来看,收入差距对房价均有正向影响,但因区域经济发展水平不同而呈现多样化的外部特征:收入差距对东部发达地区房价影响更大、对中西部欠发达地区影响较小;此外,东部发达地区房价受经济社会发展水平的影响更显著,中西部欠发达地区房价则受成本的影响更显著。2004—2017年30个省级面板数据的实证研究验证了上述理论假说。 Due to the imbalance of China’s economic structure,systematic analysis of the impact of income gap on housing prices should be carried out at the national and regional levels respectively.From the national and regional level,the income gap has a positive impact on housing prices,it has diversified external characteristics due to the different level of regional economic development:the income gap has a greater impact on housing prices in the eastern developed areas and a smaller impact in the central and western regions.The influence of economic and social development level on house prices in eastern areas is more significant,the impact of cost is more significant in the central and western regions.The above theoretical hypothesis was verified by the empirical test of 30 provincial panel data from 2004 to 2017.
