合肥房地产市场价格的影响因素分析与对策建议

Analysis of the Influencing Factors of the Market Price of Real Estate in Hefei and Its Countermeasures and Proposals

2016年以来,合肥市居民收入的增长速度与房价涨幅相比可谓小巫见大巫。在离谱的房价面前,居民无法承受,只能“望房兴叹”,这也引发了广大居民对房价这一问题的热议。虽然2018年在国家宏观调控政策的介入下,房地产价格步入下行通道,然而2019年上半年以来合肥楼市又迎来了量价齐升回暖的“小阳春”。因此,挖掘合肥房价异常波动的真正缘由,提出合理化的建议与对策才能保障合肥楼市回归健康发展的轨道,这也是当前亟待解决的问题。论文对合肥房地产市场价格的影响因素进行了分析,并提出了相关对策。

Since 2016,the growth rate of residents'income in Hefei has been negligible compared with that of the house price.In front of the outrageous house price,the residents can't bear it,so they can only"look at the house and sigh",which also caused the hot discussion on the issue of the house price.Although in 2018,with the intervention of the China's macro-control policy,the real estate price entered a downward channel,however,since the first half of 2019,the Hefei real estate market has ushered in a"small spring"with both volume and price rising.Therefore,it is urgent to find out the real reason for the abnormal fluctuation of house prices in Hefei and put forward reasonable proposals and countermeasures to ensure the healthy development of the real estate market in Hefei.This paper analyzes the influencing factors of the market price of real estate in Hefei,and puts forward relevant countermeasures.
