Subway Opening,Affordable Housing and Commercial Housing Prices

摘要 本文分析了地铁站对周边房屋价格的影响机制,地铁站通过提高周边住宅居民的出行便利性,增加周边房屋的使用价值和效用,从而带动房价上升。本文使用2013-2018年上海市二手商品房的964个小区的面板数据对上述"溢价效应"进行了实证检验,并重点探究商品房小区周边的经济适用房对这种溢价效应的影响作用。实证结果表明,地铁站对周边二手商品房存在溢价作用,距离地铁站越近,二手商品房价格越高;附近经济适用房的存在能够削弱地铁站对商品房的溢价效应,但这种削弱效果非常微弱。合理规划地铁线路,能够弥补经济适用房周边生活板块缺失的不足,更好地实现中心人口向城市周边转移的目标。 Public transportation improves the utility of commercial houses by improving residential convenience and has a spillover effect on the price of the commercial housing market.Recent studies assert that affordable housing has negative effects on the surrounding commercial housing at the early stage,and this paper analyses whether affordable housing relieves this spillover effect.We use panel data of 964 second-hand commercial housing districts in Shanghai from 2013 to 2018 to study the impacts.The empirical results confirm that the subway stations have a spillover effect on the surrounding second-hand commercial houses.The closer the subway station is,the higher the prices of second-hand commercial houses are.The existence of affordable housing nearby relieves the spillover effect of subway on commercial housing,but the influence is very weak.Proper subway line planning can cover the shortage of the commercial housing infrastructure in the affordable housing districts and further achieve the goal of population transfer from central to surrounding districts.
