既有住宅绿色适老化改造技术探索——以安德里北街23号院住宅项目为例

Exploration and Practice of Green Aging-adapted Renovation Technology for Existing Residential Buildings:No.23 Andeli North Street Residential Project

既有住宅的适老化改造要坚持以老年人为核心,从老年人的心理需求、生理需求、居住需求为出发点,符合老年人的行为和生活习惯,最大限度地提高老年人的生活质量,同时兼顾资源利用的合理性和经济性。通过安德里北街23号院的住宅改造,建立了住户条件检测与综合评价的调研方法以及住户行为习惯及需求的分析方法,确立了既有住宅套内绿色改造的目标和技术要点,从功能优化、水电改造、收纳优化、精细化设计、适老化措施、装修材料及工艺选择等方面,进行了既有住宅绿色适老化改造技术的探索。

Aging-adapted renovation of existing residential buildings should adhere to the principle of making the elderly as the core. The main starting point of the renovation is the psychological, physiological and residential needs of the elderly. The renovation design, which accords with the old people’s living habits, aims to maximize the quality of life of the elderly while taking into account the rationality and economy of resource utilization. Based on the practice of the residential reconstruction project of No. 23 Andeli North Street, this paper establishes the investigation method of household condition detection and comprehensive evaluation, the analysis method of household behavior and demand. Furthermore, it also establishes the green innovation target of the existing housing. Under the guidance of this target, we have carried on the exploration of green agingadapted technology in the aspects of functional optimization, hydropower transformation, storage optimization, fine design, aging-adapted measures, decoration materials and process selection.
