城市更新背景下废弃铁路改造与再利用

Reconstruction and Reuse of Abandoned Railway under the Background of Urban Redevelopment

废弃铁路线路占地狭长,对两侧城市空间分割明显,阻碍两侧交通联系,常年无人管理,易形成城市消极空间,成为城市安全隐患.为发挥废弃铁路的社会和经济价值,经过对大量实际案例的考察研究,并与专家反复交流论证后,确定以区位条件、土地价值、交通条件、配套设施和景观条件5个方面为准则,进一步提出量化指标,构建废弃铁路改造与再利用评价指标体系,采用层次分析法确定不同模式下各指标的权重,并计算得到评价结果,旨在为铁路存量用地再开发提供理论依据.

Abandoned railway lines occupy a narrow and long area,and the urban space on both sides is clearly divided,which hinders the traffic links.These areas suffer from poor management and easily become negative and unsafe urban space.In order to activate social and economic value of these areas,after a large number of actual cases,and repeated discussions with experts,the five aspects of location conditions,land value,traffic conditions,infrastructural facilities and landscape conditons are determined as the criteria.Quantitative indicators are further put forward,an evaluation index system is built.The hierarchy process is used to determine the weight of each index under different modes and calculate the evaluation results to aim at providing a theoretical basis for the redevelopment of railway stock land.
